How this works
Commercial doors hang on one of several systems. Butt hinges, including heavy-weight and ball-bearing types, are used on hollow metal and some aluminum doors. Continuous geared hinges run the full height of the door and spread the load. Center-hung pivots place the pivot point at the center of the door width. Offset pivots set it near the door edge, which allows the door to swing clear of the opening. Floor closers combine a pivot and a closer in the floor.
Wear in any of these systems shows up as door drop. Fasteners elongate their holes, bushings wear and bearings gather grit. Tightening fasteners works if the holes are sound. If they are not, a repair using larger fasteners, thread repair or replacement parts is needed.

Repair or replace?
Where fasteners and bushings are the problem, repair is often straightforward. Replacement is better when the hinge is bent, the bearing is worn out, or the gear mechanism has failed. A pivot or hinge that is correct but a door that has been bent by impact is a different repair.
